LIBERAL DEMOCRAT INVESTIGATION UNCOVERS SHOCKING FLAWS IN REGENT RETAIL PARK REDEVELOPMENT

Key Findings from Our Investigation:
 

🚦 Severe Traffic & Pollution Impact

• 3,300 new homes will add unbearable congestion to already gridlocked roads.
   
• Developers offer only minimal cycle lanes as a solution—no serious transport investment.
   
• Construction will bring 250-300 vehicles per day, creating chaos.
   
• The site sits in an Air Quality Management Area, where pollution already exceeds legal limits. This plan will worsen air quality and endanger public health.
  
   

🏥 Public Services at Breaking Point

• No plans for new GP surgeries despite practices already being over capacity.
   
• Local primary schools have just 2.9% surplus space, yet 98 extra places will be needed.
   
• Secondary schools will also struggle with 31 additional students and no expansion plans.
  
   

🔒 Rising Crime & Lack of Prevention

• The area already has crime rates twice the Salford average, including robbery and vehicle theft.
   
• Developers have no clear crime prevention strategy—raising serious security concerns.
   
• Parcel theft and vehicle crime are set to rise with more high-rise apartments.
  
   

🏢 Job & Retail Destruction

• The thriving retail sector will be permanently lost, with 135 jobs at risk.
   
• Small businesses face being pushed out in favour of expensive commercial spaces.
   
• Essential shops will be demolished, forcing residents to travel further for basic needs.
   

Our Demand: A Development That Puts Residents First

Cllr Paul Heilbron, who led our investigation, says:

"This development is a disaster waiting to happen. We don’t need thousands of unaffordable apartments in an already congested area with an overburdened healthcare system and struggling schools. The community deserves better."

We are calling on Salford City Council to reject the current plans and instead demand:
 ✅ Genuinely affordable housing, not just luxury apartments.
 ✅ Proper infrastructure investment in roads, healthcare, and schools.
 ✅ Green spaces that match the scale of the development, not just a tiny ‘pocket park’.
 ✅ Real solutions for parking and congestion, not empty promises.
